A home inspection is a limited visual examination to determine the current condition of the home, often in connection with the sale of that home. The home inspection should be conducted by a home inspector who has the appropriate training, equipment and knowledge to carry out such inspections. An inspector will check the basic structural components of the home including foundation, roof covering, roof structure, load bearing walls, ceilings, water penetration, fireplace as well as mechanical systems including the air-conditioning systems, heating systems, built in appliances, electrical system and plumbing system. The inspector should render an unbiased professional opinion as to the current condition of the systems and components inspected. A professional home inspection is not an appraisal of property value and it is not a municipal inspection, which verifies compliance with local building codes. A home inspector, therefore, will not pass or fail a house, but rather determine the current condition of the systems and components of the home.
